Mandatory Building Inspection . Flow Chart and Schedule

Prior notification will be sent in 6 months before issuing the statutory notice to OCs / owners First day,Buildings Department (BD) issued a statutory notice to OCs / owners 3 months-6 months,The RI appointed by owners/OC to submit notification of appointment to the BD 3 months-6 months,RI carry out the prescribed inspection and submission of the inspection report and, if necessary, submit proposals 3 months-6 months,If prescribed repair works is required, owners/OC must appoint registered contractor (RC) to carry out the works under the supervision of RI 12 months,Upon completion, RI must submit completion reports, building repairs certificates and documents required to the BD for record

Pre-notification letters will be issued to the Owners’ Corporation (OC) / owners not less than 6 months before the issue of statutory notices The Buildings Department (BD) issues statutory notices to OC / owners The RI appointed by OC / owners submits notification of appointment to the BD The RI carried out the prescribed inspection and submits the Inspection Report and certificate of building inspection and, if necessary, submits the proposal for repair works If prescribed repair is required, OC / owners must appoint a registered contractor (RC) to carry out the works under the supervision of an RI Upon completion, the RI must submit a Completion Report, certificate of building repair and other required documents to the BD

The BD allows an extra 3 months for building owners in target buildings without an OC to organise and arrange the RI to carry out the prescribed inspection and repair.
The OC / owners who do not comply with a statutory notice for mandatory building inspection without any reasonable excuse may be prosecuted.

  • It is up to the OC / owners to appoint different or the same RI for carrying out the prescribed inspection and supervising the prescribed repair.
  • The RI shall not be a partner, director, or authorized signatory of the RC appointed to carry out the prescribed repair
